M2Gen Molecular Lab Buildout – Construction Manager Services




The H. Lee Moffitt Cancer Center and Research Institute, Inc. and its subsidiaries (collectively “Moffitt Cancer Center”) are requesting proposals from qualified firms to act as the Construction Manager at Risk for the completion of the M2Gen Molecular Lab Buildout. Proposals will include pricing that will be used in the creation of a Guaranteed Maximum Pricing Contract once the project design is finalized. The “pricing proposal” included in the response to this REQUEST FOR PROPOSAL (RFP 19-06-SSP) FOR M2GEN MOLECULAR LAB BUILDOUT – CONSTRUCTION MANAGER SERVICES shall include, but not be limited to, all of the labor, materials, equipment, fees, permits, and items necessary to complete the work as described in the attached Construction Documents and following Narratives.


The Moffitt Cancer Center is seeking a General Contracting company to coordinate and manage the building process as a member of a team with the Owner, Architect, and other project stakeholders.

The project consists of the interior buildout and new expansion of the Molecular laboratory of approximately 6,935 square feet on the 3rd floor of the M2Gen Building.  The remaining 3,435 square feet will be shelled space for future expansion.  The work will also involve new HVAC infrastructure more specifically; one new cooling tower adjacent to exterior site/loading dock with one new pump, one new chiller with two pumps located in the existing 1st floor mechanical room, one new Boiler and pump located in the existing 4th floor Mechanical Room, and five rooftop exhaust fans.

The overall project will be phased into three phases.  The 1st Phase will be the laboratory buildout inclusive of the overall project HVAC infrastructure requirements on site, level 3, 4 and roof.  The 2nd Phase will be the remaining level 3 laboratory buildout and the 3rd Phase will be renovation work at level 4 existing laboratory.  Similarly the pricing of the work will be broken-out per the above noted phases.  The phasing will be scheduled consecutively, and in accordance with least impact to owner and occupants.

The Request for Proposal (“RFP”) is the first step in the process for selection.  A response must be made in accordance with the instructions outlined in this RFP.  Upon receipt of RFP submissions, a short list of firms will be selected to interview with representatives of Moffitt Cancer Center.  After the interview, the CONSTRUCTION MANAGER shall be selected.  Moffitt Cancer Center makes no representations, written or oral, that it will enter into any form of agreement with any respondent to this RFP for any project and no such representation is intended or should be construed from the issuance for this RFP.
